When a property falls into the “hold” category, Sorella Group offers asset management services as part of the on-going relationship and will work with current property managers to improve the bottom line through smarter use of the property’s dollars. Some of the hold assets may need to be refinanced and Sorella Group will investigate financing options in the market, analyze new leveraged returns and help structure the overall debt package. Some properties fall into the “sell” category and Sorella Group can help define those assets via cash flow analysis, hold vs. sell analysis, alternative use analysis and alternative investment analysis. Once a property is slated to be sold, Sorella Group can help find the right sales broker to maximize returns. Additional properties may not quite be in the sell category but instead need a “development partner” in order to create the most value. Many agencies and banks do not have the resources in-house to put together a development project. Sorella Group will help suggest options, analyze partners, set return parameters, create equity waterfall structures and act as an investment manager during the development process. At times, properties or assets may not fall nicely into any bucket and instead are problem assets.
